Due to the current COVID-19 Circuit Breaker measures lasting till at least 1 June 2020, the BTO launch scheduled for May will be deferred until further notice. This only means that you will have more time to consider your options when HDB finally launches these exciting flats later on!

With some 3,900 flats spread across 5 estates in both mature and non-mature estates, the options seem aplenty.

Bukit Batok

Located along Bukit Batok West Avenue 9, the 160 units of Assisted Living Flats are located not too far away from both the Pan Island Expressway (PIE) as well as Bukit Batok and Bukit Gombak MRT Stations. Come 2027, occupants can also expect to be within close proximity to Tengah Park MRT Station as part of the upcoming Jurong Region Line. 

What exactly are Assisted Living Flats though? Catered for seniors, these are flats that come with a mandatory package of services, comprising 24/7 emergency response and an on-site community manager who will facilitate social interaction and referral to care services. They also have many other features, including communal spaces and facilities on every floor. 

As part of a residential development, there will also be a hawker centre integrated with the development. Other amenities include a park just across, as well as places of worship, the Bukit Batok Community Club, West Mall, Bukit Batok Polyclinic etc.

Choa Chu Kang

With 570 units of a mixture of 2-room Flexi, 3-room and 4-room flats, the development at Choa Chu Kang may be of greater interest to more readers. Located along Choa Chu Kang Grove, Keat Hong and Teck Whye LRT stations are located just across the road. This provides easy access to Choa Chu Kang MRT station and other parts of the country. 

Key amenities nearby include shopping malls like Lot 1 and Junction 10, as well as the Choa Chu Kang Park Connector. A quick bus ride also lands you at Choa Chu Kang polyclinic for all your medical needs.

Previous prices for Choa Chu Kang BTO flats (without grants) are as follows:

• 2-room Flexi from $89,000;
• 3-room from $182,000; and
• 4-room from $250,000.

Tengah

A total of 1,070 flats will be offered in the form of 2-room Flexi, 3-room, 4-room and 5-room flats, providing potential buyers with a huge supply. Located along Bukit Batok Road, the estate is relatively close to the Pan Island Expressway (PIE) and even closer to the upcoming Tengah Plantation MRT station. Until the MRT station opens in 2027, occupants will have to take a bus to Bukit Batok MRT station.

As seen from the map, there are plenty of parks located around the estate, providing occupants with lots of greenery and places for a good stroll. The nearest shopping mall, West Mall, is a short distance away but sporting facilities like Bukit Batok Swimming Complex and Jurong East Sports Centre aren’t as far away.

Based on a similar launch at Tengath in November 2019, we can expect prices to be around such a range (excluding grants):

• 2-room Flexi from $100,000;
• 3-room from $208,000;
• 4-room from $302,000; and
• 5-room from $409,000.

Pasir Ris

The first of the 2 developments at a mature estate is located along Pasir Ris Drive 3 and extremely close to Pasir Ris MRT station. With Pasir Ris Park just in front (or behind) of the estate, residents can enjoy a myriad of sporting and leisure activities. Pasir Ris Sports Centre as well as Downtown East is also located in close proximity, providing residents many options for fun and activity. All shopping needs can also be met at the nearby White Sands Mall.

What is exciting is the upcoming development of the Cross Island Line, which allows residents in Pasir Ris to reach Ang Mo Kio MRT station directly. This phase is expected to be operational by 2029. 

Pasir Ris has not seen a BTO launch in recent years so our only reference with respect to prices is from back in 2011:

• 2-room from $120,000;
• 3-room from $194,000;
• 4-room from $294,000; and
• 5-room from $362,000.

This development is likely to be highly subscribed for many young couples who call Pasir Ris home.

Tampines

Located right next to the Pan Island Expressway (PIE), the 1,070 units of 3-room, 4-room and 5-room flats provides easy access to other parts of the island by private transport. The nearest MRT station will be Bedok Reservoir MRT station.

Nearby amenities include the Bedok Park Conenctor, as well as SAFRA Tampines. Even further out, residents can head to Our Tampines Hub, Eastpoint Mall or even Tampines Mall and Tampines 1 Shopping Mall.
